Calculators · Dubai · live data

The maths. Made visible.

Three calculators no one else publishes openly: realistic net yield after service charges and vacancy, the complete DLD closing-cost picture, and a live EUR↔AED rate sourced from the ECB. No sign-up, no trackers, no sales funnel — just the numbers.

Tool I · Rental yield

Gross looks good. Net is the truth.

Gross yields are marketing numbers. Anyone investing in Dubai must deduct service charges, vacancy and management — only then do you see what is left. Enter your assumptions and the calculator shows both side by side.

NoteService charges range from AED 12–30 per sqft per year depending on the building. 8 % vacancy approximates ~4 weeks empty per year — realistic for well-located ready stock. Off-plan economics differ: yield is measured from handover, not from purchase date.

Tool II · Closing costs

What sits on top of the price.

Dubai has no property transfer tax like Germany — but the Dubai Land Department fee, the trustee-office fee and the title-deed issuance add up. With a mortgage there is also the registration fee. Here all line items are laid out transparently.

NoteStandard: 4 % DLD transfer fee, 0.25 % mortgage registration (if financed), trustee office fee 0.25 % (capped between AED 2,000 and 5,000), AED 250 title-deed issuance. Developer NOC fees (typically AED 2,000–3,500) are not included — they vary by project.

Tool III · Exchange rate

EUR. AED. Live.

The exchange rate is pulled live from the European Central Bank. Type in either field — the other updates instantly. For calculations without the guesswork.

NoteSource: Frankfurter API (based on ECB reference rates, updated each business day around 16:00 CET). Banks typically apply a 1.5–3 % spread plus a transfer fee — your effective rate will sit slightly below the mid-market.
